Ductless equipment suits older housing because it asks for very little from the building. What it does ask for is a path through the wall, a route for the line set, and somewhere for condensate to go. In Chicago housing stock those three questions have recognisable answers.
Masonry and Brick
Most of the older stock here is brick over wood framing, and coring a masonry wall is routine work with the right equipment. The penetration is placed to miss lintels and structural elements, sleeved, and sealed on both faces. Where the exterior is a party wall or the building sits on the lot line, the head has to be placed on a wall that faces the correct direction, which sometimes moves it away from where it would ideally sit for airflow.
Balloon Framing and Line Routing
Houses framed before the 1930s often have stud bays running uninterrupted from sill to roof, which makes a vertical chase easy to find and also means a penetration can drop further than intended. Fishing a line set through those bays is practical for short runs. Longer horizontal routes usually go outside under a line cover, which is faster and reversible, and keeps plaster intact.
Plaster Walls and Mounting
- Mounting plates are fixed into framing, since plaster and lath will not hold the load.
- Locating studs behind old plaster takes more than a magnetic finder, since lath nails give false positives everywhere.
- Head weight and vibration both go into the plate, so partial fixing produces a unit that loosens over a season.
- Where no bearing point falls in the right place, a batten spanning two studs is fixed first and the mounting plate is then carried on that instead.
Condensate With Nowhere to Fall
A head on an upper floor drains by gravity through the wall, which is the simplest arrangement. Heads in basements, or any head where the outside grade is above the drain outlet, need a pump. Small inline pumps hide inside the line cover or behind the head and need power, a check valve and a safety switch. Any pump adds a component that requires servicing, and its failure mode is water on the floor, so its accessibility is worth planning.

Where the main floors have working ducts, a central system usually handles them better and ductless covers the rooms it cannot reach, which means the project runs alongside central AC installation. Comfort differences between floors on a healthy ducted system are a zoning question instead. Ductless design and fitting is handled through mini-split installation, and later service through ductless repair and maintenance.
