Every proposal worth putting next to another one rests on those four, and a quote that never references them is describing equipment while saying nothing about the house it will serve.

The Four Facts

  1. Heating and cooling loads for the building as it stands, calculated in one pass so that the equipment is matched to both.
  2. Total external static pressure on the existing duct system, which tells you whether the ducts can carry what either half needs.
  3. What the electrical service and panel can support once both a condenser circuit and a furnace supply are added.
  4. The venting situation, including any other appliance sharing a chimney with the outgoing furnace.

Efficiency levels change the physical project as well as the equipment. A condensing furnace needs plastic venting to an exterior wall and a condensate drain, and an older atmospheric unit came with neither of those. Sequencing Within the Project

Removal happens first, which leaves the house without heating or cooling until startup. In winter that is a scheduling consideration. Most single-system replacements are back in operation the same day, and where the work extends into a second day, temporary heat is arranged in advance rather than improvised during the afternoon.

When the Project Is Narrower Than It Looks

Only one half at the end of its life means only one half needs replacing. Cooling-only work runs through central AC installation and heating-only work through heating installation and replacement, with furnace-specific projects at furnace installation. Uneven comfort on equipment that still performs is a zoning question, and rooms with no ducts are reached by ductless equipment. The combined path, where both halves change in one project, stays with whole-system HVAC installation.

Equipment Delivery Against a Winter Deadline

A heating replacement planned for the cold season depends on the specific model being available when the old unit comes out. Confirming lead time before removal day is part of the plan.

Temporary Heat Is Arranged, Not Improvised

Where a winter project runs into a second day, portable heating is agreed in advance with placement and supervision understood. That conversation belongs in the proposal.

Comparing Efficiency Without Comparing Cost

AFUE, SEER2 and HSPF2 are specifications and can be compared directly between proposals. What they imply about a utility bill depends on usage and is not a claim any installer can make.

The Questions Worth Asking Before Signing
